First, we meet at the property along with the owners to get to know the property from all aspects.
The next step is to gather the necessary documents: Energy certificate, Caderneta Predial, and preferably also the floor plans.
We make a valuation and propose a suitable starting price, which should ideally be as close to the true market value as possible. Sometimes this involves several discussions and rounds before we and the sellers can agree on a starting price that is realistic. We don’t want properties lingering unsold online for many months, even up to a year, as many other Portuguese real estate agents experience. This “damages” the property on the market, making it difficult to sell later, even if the price is eventually adjusted to a more realistic starting point.
Once we have agreed on the starting price and other details such as timelines, the first possible transfer date, our commission, etc., it’s time to sign a mediation contract between the sellers and our agency. This is done with Casas & Properties, with whom we collaborate. They ensure that the agreement is correct in Portuguese and follows the proper Portuguese real estate procedures.
Once the agreement is signed, it’s time for our photographer to get to work. If it’s an apartment or villa with views, a pool, a terrace, or similar, we need to wait for a sunny day with a blue sky to truly do justice to the property. Here, we use drones, still cameras, and video.
When the photos, videos, and drone shots are ready, the editing work begins. This is done in Casas & Properties’ own editing studio here in Nazaré. Once the images and videos are ready, we write the property description and captions. For larger properties, we also create a video presentation of the apartment or villa, and we record a voiceover in Swedish and English ourselves. For other languages, the voiceover is done by AI, which turns out quite well. Example: V4 Sitio. V4 Sitio.
Once the photos, videos, and texts are ready, it’s time to publish the property. Often, we start with a “coming soon” or “soon for sale” post on social media and Portugalagent a few days before officially publishing on Portugalagent and Casas & Properties.
Once this is done, the property will be shared across the other websites we advertise on and have agreements with. A few examples: Idealista, Imovirtual, A Place in the Sun, Greenacres
Idealista ä
Idealista is the leading international website in Portugal for publishing properties for sale, also known as “listings.” They have made a strong effort to partner with almost all real estate agencies that market properties for sale in Portugal. They also heavily advertise to potential buyers through online marketing, traditional newspaper ads, billboards, bus ads, etc.
C&P (Casas & Properties) is strong here. Idealista uses a points system where certain listings can be prioritized as more important than others based on the quality of the property’s content, images, and text presentation. The scale ranges from 1 to 100, and C&P often manages to score 90 or even higher. While you pay extra for this, it also requires effort in providing detailed facts, video presentations, virtual tours, and other content that earn points. A high score ensures that the property stays on the first pages that potential buyers will visit when browsing Idealista.pt.
In addition to our own websites and the international platforms (such as Idealista), we leverage our network, social media, our storefront window on the Marginal in Nazaré (the beachfront promenade), participation in certain trade fairs abroad, YouTube videos, magazine ads, and information meetings.
